Five towers in Gurugram’s Chintels Paradiso complex, deemed unsafe due to structural flaws, are slated for demolition. Over 120 residents who opted to reconstruct their flats will be provided an interim rent of Rs 15 per square foot while waiting for their new homes.

A long-awaited chapter is set to begin for residents of Chintels Paradiso in Gurugram. The five towers – D, E, F, G, and H – declared unsafe for habitation following a partial collapse in February 2022, will be demolished. This decision comes after a structural audit conducted by IIT Delhi.

The demolition process, managed by Edifice Engineering, the same firm involved in the recent Supertech twin tower implosion, will utilize mechanical techniques to ensure safety for nearby residents in the remaining towers.

For residents who opted for the reconstruction of their flats, some relief has come in the form of an interim rent. The Gurgaon Divisional Commissioner, Ramesh Chander, has fixed a rent of Rs 15 per square foot, based on a committee’s recommendation. This rent will be provided once reconstruction begins and will not be retroactive.

The Supreme Court had earlier in January 2024, ordered the developer to offer a fixed rent for alternate accommodation to residents who chose reconstruction. While the rent amount of Rs 15 per square foot may be lower than what some residents had hoped for, it provides some financial support during the interim period.

The Chintels Paradiso case highlights the critical issue of building safety and the need for stricter regulations. The demolition of these towers and the ongoing reconstruction process serve as a stark reminder of the consequences of lax construction practices.

For the residents who have endured immense stress and uncertainty, the demolition marks a turning point. The interim rent, though modest, offers a temporary financial buffer as they wait for their reconstructed homes.
