The Allahabad High Court has offered a reprieve to Sunshine Trade Tower Pvt Ltd, a developer grappling with the Noida Authority’s failure to construct promised approach roads for its commercial plot. In a landmark decision, the court granted a ‘zero period’ waiver, providing significant relief to the embattled developer.

The protracted legal battle spanning a decade has its roots in the Noida Authority’s consistent delay in fulfilling its obligation to build the necessary roads. These infrastructural shortcomings had led to the accumulation of dues for the developer, culminating in a threat of lease deed cancellation.
