Godrej Properties’ luxury residential project in Kandivali, Mumbai, faces uncertainty as the Central Ordnance Depot (COD) objects to its proximity to a sensitive military establishment. The COD requested a stop-work notice from the municipal corporation citing a violation of regulations, but Godrej Properties claims they have all necessary approvals.

Godrej Properties’ Kandivali project, known as Godrej Reserve, is entangled in a dispute with the Indian Army’s Central Ordnance Depot (COD). The COD has objected to the project’s proximity to their base, claiming it falls within the 500-meter restricted zone where construction regulations are stricter.

According to the COD, construction exceeding four floors is prohibited within this zone without the defense department’s No Objection Certificate (NOC). The COD alleges Godrej Reserve doesn’t have this clearance and requested the Brihanmumbai Municipal Corporation (BMC) to issue a stop-work notice.

Godrej Properties, however, maintains they possess all requisite approvals, including those from RERA (Real Estate Regulation and Development Authority). The company asserts its reputation as a responsible developer and highlights the approvals obtained before commencing construction.

This clash highlights the potential hurdles real estate projects face near defense establishments. While Godrej Properties claims legal compliance, the COD’s concerns raise questions about clearances and adherence to proximity regulations. The outcome of this dispute will be watched closely by the real estate industry and homebuyers associated with the project.
