Hyderabad’s commercial real estate market is experiencing a surge in activity. Major multinational companies (MNCs) have leased a significant amount of office space in the city, reflecting growing confidence in the region’s business potential.

Hyderabad’s burgeoning reputation as a major IT and business hub is attracting leading multinational companies. According to property registration documents accessed by data firm Propstack, four major MNCs have leased a combined 8.7 lakh square feet of office space in the city. These deals are indicative of a thriving commercial real estate market in Hyderabad.

The leased office spaces are spread across prominent IT hubs like Hitech City. The companies involved in these transactions include Qualcomm India, LTI Mindtree, S&P Capital IQ, and IBM India. The monthly rental agreements range from ₹70 lakh to a staggering ₹3.15 crore, highlighting the premium nature of the leased properties.

Qualcomm India, for instance, has leased 4.14 lakh sq ft of office space in The Skyview, a prestigious development by RMZ Corp in Hitech City. The monthly rent for this space amounts to a significant ₹3.15 crore, reflecting the high demand for prime office locations in the city.

Industry analysts attribute this upswing to several factors. Hyderabad’s robust infrastructure, skilled workforce, and comparatively lower operational costs compared to other major cities are attracting businesses of all sizes. Additionally, the state government’s focus on developing a conducive business environment is further fueling this growth.

The recent surge in office space leasing by MNCs is a positive sign for Hyderabad’s commercial real estate sector. This trend is expected to benefit not only property developers but also ancillary businesses that cater to the needs of these large corporations and their employees. While long-term market trends remain to be seen, this current activity suggests a bright future for Hyderabad’s commercial landscape.
